Natural Attributes

Royal Island, just off the coast of North Eleuthera, capitalizes on nature at every opportunity. A naturally protected 140-acre harbor will house a deep-water marina. Two hundred slips are planned that will accommodate 50 foot to 400-foot mega-yachts. The marina will have an exclusive members-only captain’s club with a bar and restaurant and a novel dockside “concierge service” for provisioning and serving yacht owners. Fuel and marine repairs will be available. The Royal Island marina will also rent or charter a variety of watercraft ranging from Jet Skis and sailboats to luxury yachts. The marina is planned to open in mid-2009.

Meets Buyer Criteria

“Having resided on, worked on, and visited other Caribbean islands, we can confidently say that Royal Island is second to none,” said Royal Island owners Ted and Shannon Skokos, a venture capitalist and attorney living in Dallas. “Its five-star amenities combined with unprecedented safety, exclusivity, and proximity to the states renders this development ‘a crown jewel,’ about which we are excited to be a part.”

Jack Nicklaus located the challenging Jack Nicklaus Golf Club of the Bahamas away from the residences and designed 14 oceanfront holes allowing for a spectacular view of the ocean, surrounding islands and mangrove preserve. The 20,000 square foot clubhouse, which also faces the sea, will have an extensive pro shop and its own fine dining room. Maguire expects the golf course to be ready for play in late 2009.

Other sporting activities include tennis, pool and ocean swimming, deep water diving, snorkeling and sportfishing. The Marina Village will have retail shops, a restaurant, theatre and a medical center among other stores and services.

The Harbour Island Connection

Rock House Hotel, a colorful inn on Harbour Island, dates back to 1943. The island is a refuge favored by both celebrities and discerning travelers, Rock House is a gathering place with a lively bar, great restaurant and private cabanas around its pool. Fifty-percent of Rock House was acquired by Cypress Equities earlier this year to give Royal Island owners and resort guests the same level of expert service while visiting Harbour Island. Royal Island is approximately a 30 minute boat ride away from Harbour Island.

Royal Island is served by traveling to North Eleuthera Airport, with a 6,000-foot runway and scheduled commercial (ELH) and private jet service (MYEH). The airport is approximately 190 miles east of Miami and Fort Lauderdale.
